Lap of luxury 50th bday celebrations

An excellent stay with 13 people The rooms , the service , the staff , the food , the villa is par excellence Care the manager made sure our every need was met with The staff worked always with a smile If you want to be at the beach this isn’t the place for you as it is on a mountain top However the view of the ocean and the infinity pool is mind blowingthey have central music system everywhere and you can have your own party , pool table , hot water jacuzzi , karoke room ,infinity swimming pool it has it all I highly recommend this place

Incredible sunsets

What a villa and what a view! The sheer size of this property is incredible and something the images just don't capture. The rooms are spaced out and gives everyone plenty of space but at the same time there are wonderful entertainment areas for the group to come together. The rooms are well designed, with most offering water views. The karaoke machine was a hit with our group. What a great idea for a villa! The pool table is another fun addition. This villa represents great value for a large group and we had a wonderful time. The staff are amazing and so happy. Thank you to AJ who looked after us. Highly recommend the villa and will be back to see you next year!

Great big villa with a view to die for! Perfect for meetings, plenty of rooms/areas for breakout sessions, gorgeous swimming pool and great staffs. Thanks to AJ for ensuring all our needs are met!

Great Villa, Excellent Experience!

Our extended family stayed in this luxury oceanfront villa recently. It's located on a cliff overlooking the Andaman Sea. The location is close to both Kamala and Patong. Phuket International Airport is about 50mins drive away. The villa features contemporary decor and style with vey spacious common areas, living rooms, outdoor patio, dining room, a gym and a theater room. Seven bedrooms were located at the main villa while two bedrooms were at the ocean villa further away from the main building which offers gorgeous view of the Andaman Sea. All the bedrooms are spacious, comfortable and cleaned daily. Rooms and common area had well functioning Wifi. The infinity edged salt water pool with jacuzzi and spacious sun deck was the favorite hangout for all of us whenever the sun was out. From start to finish, the team of staff took great care of every details to make our stay comfortable and enjoyable. They were very accommodating and were always gracious and helpful. The level of service was absolutely great! The chef and her team prepared excellent food and we ended up having all our meals at the villa and never once ate out. There were two negative things which I did not like though. The pillows were too soft and there were no hook to hang towels in the bathroom. Despite these inconvenience, our family had a great time at Villa Baan Paa Talee. Khune AJ, Nite and the whole team at Baan Paa Talee, thank you so much for your warm hospitality and we are already making plan to return. Kob Khun Ka!

Cancellation Policy

If the Guest wishes to cancel a confirmed booking, written notice of cancellation must be sent to the manager. All cancellation notices received by the manager will be acknowledged in writing. It is strongly recommended that the Guest and all members of the Guest's party purchase trip cancellation insurance.

Cancellation of a booking includes but is not limited to:
* Cancellation of one or more days of a booking.
* An amendment of a booking so that none of the dates of the booking once amended fall within the same dates that originally constituted the booking.
* Failure of all Guests to provide the required documentation on arrival (eg. Passports or suitable identification).
* Attempt by the Guest, their party or visitors to hold an event at the Property in breach of these Terms and Conditions or breach of any rules applicable to the Guest's chosen Property.

In the event that the Guest cancels a confirmed booking, the following cancellation fees will generally apply:
* 20% of the total rental amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period.
* 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 60 days before the start of the rental period.
* 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period.

The applicable amount will be deducted from the deposit and moneys paid, and the manager will refund any remaining balance to the Guest.

Please note that these cancellation terms apply for regular booking periods. Special cancellation terms may apply for peak/high seasons and will be stated in the Property description, booking confirmation or reservation voucher. If the information in any of these is inconsistent, the most recently issued terms will prevail.

Payment Terms

When the Guest makes a booking request, the Guest must make the appropriate deposit payment within 5 working days of availability confirmation. If the required deposit payment is not received within the 5 working day period, the villa reserves the right to void the Guest's booking request.

- For rentals beginning more than 75 days after the date of the booking request – a deposit of 20% of the total rental amount is payable.
- For rentals beginning 75 days or less after the date of the booking request – the total rental amount is payable as a deposit.
- Where a 20% deposit applies to the booking, the Guest must pay the remaining 80% balance not less than 75 days before the scheduled arrival date.

Kindly inform upon confirmation of your reservation, which form of payment would be preferred.
* Payments may be made by Telegraphic Transfer to our company bank account or through an online payment gateway with your credit card (visa,master card or Amex).
* If payment by credit card is preferred this will incur a 3.9% admin fee.

This architectural masterpiece designed by the world renowned architects Arte Charpentier. The ocean front 9 bedroom villa is located on a cliff overlooking the Andaman Sea in the picturesque Cape Amarin Estate on the headland between Kamala and Patong, Phuket.

The villa has unique features that hosts a number of common areas, grand halls and a 25meter infinity pool. When walking into the villa there is an overwhelming sense of personal feeling into the design and layout as most of the villa is accessible through lush garden walkways or grand stairways leading into the second level.
